🇮🇳 Load-bearing masonry (rural/low-rise) and RCC frame (urban/metro)

House Construction Cost Calculator & BOQ Generator for India

Real quantities first — cement, TMT steel, bricks — then you price it with today's local rates.

Most Indian house construction cost calculators hand you one number — ₹1,500/sqft, say — for a house that could be built two structurally different ways. Load-bearing brick masonry is still genuinely common for standalone houses outside major cities; RCC frame with brick or block infill is the real default for urban and metro builds. This tool asks which one you're actually building before it calculates a single bag of cement.

The category grouping follows the same CPWD Schedule of Rates-style structure real Indian cost calculators already build on — not a Western CSI layout that doesn't match how a local contractor or PWD engineer actually reads a bid.

Cement, TMT steel and sand prices move weekly here, so a fixed national rate is wrong within a month of publishing it. This generator gives you the real quantities — cement bags, steel tonnage, brick or block counts, scaled to your plot size — and you price each line against this week's actual supplier quote.

What's in a India BOQ from this generator

  • Structural: cement, TMT steel reinforcement, aggregate and sand quantities
  • Masonry: brick or block wall counts, based on your chosen construction system
  • Doors and windows (room-count and area-based, so larger houses aren't undercounted)
  • Sanitary fixtures and plumbing rough-in, per-point electrical
  • Staircases, car porch and garage shell (if selected)
  • Boundary wall, water tank and pooja unit, where applicable
  • Terrace waterproofing and rainwater harvesting provision

India Bill of Quantities — Frequently Asked Questions

Does this calculator give a per-sq-ft rate for my city?
Not yet — real city-level pricing (Bangalore, Mumbai, Delhi, Pune and others) is a paid feature we're still building. Today's free tool gives you real quantities and you price them with your own current local rates, which is more accurate than a single national ₹/sqft figure anyway given how much cement and steel prices move.
Should I pick RCC frame or load-bearing masonry for an Indian house BOQ?
RCC frame is the real standard for urban and metro builds; load-bearing masonry remains genuinely common for standalone houses outside major cities and in lower-seismic areas. Pick whichever matches your actual project — the generator defaults to load-bearing masonry as the closer fit for most standalone houses.
What BOQ format does this follow for India?
CPWD Schedule of Rates-style category grouping, with state PWD multipliers applied on top in practice — the same real government-published convention several commercial Indian cost calculators are already built on.
Can I get a BOQ for a G+1 or G+2 house?
Yes — pick your storey count and every quantity (steel, cement, brick, doors, windows, electrical points) scales with it, the same way a manual takeoff would.
